A New Era of Housing in Flaxmere

Te Rito is a landmark housing development in Pāharakeke, Flaxmere, designed to create long-term, attainable housing opportunities for whānau while redefining village living in the heart of the community.
Te Rito is proudly enabled through a joint venture between Heretaunga Tamatea Pou Tahua (the asset holding company for Tamatea Pōkai Whenua) and Hāpai Housing, supported by Ka Uruora and constructed and developed by TW Group.
Te Rito represents one of the largest housing investments in Flaxmere in more than 40 years.
The meaning behind 'Te Rito'
Inspired by the pā harakeke model, the name “Te Rito” reflects the protected centre of the flax plant — symbolising future generations, whānau wellbeing, protection and collective growth. The development is designed to become a thriving neighbourhood where whānau can settle, establish roots and build intergenerational prosperity.



What Te Rito has
to offer
Across a 4.7-hectare site, Te Rito will deliver seven architecturally designed housing collections, ultimately creating around 140 new homes alongside landscaped community spaces and strong connections to the future Flaxmere Village redevelopment. The first collection, Te Awhi Rito, includes 15 modern two and three-bedroom homes designed for healthy, low-maintenance living, with a mix of affordable rental and shared ownership opportunities available to eligible whānau.
The homes combine thoughtful urban design with practical whānau living — featuring generous natural light, private courtyards, quality landscaping and timeless architectural design. Located in central Flaxmere, Te Rito provides easy access to local amenities while helping establish a new benchmark for housing quality in the community.
Partnership with Ka Uruora
Tamatea Pōkai Whenua, Mana Ahuriri and Ka Uruora Aotearoa have partnered to establish Ka Uruora Te Matau-ā-Māui. Ka Uruora is an Iwi-led housing kaupapa focused on helping whānau achieve financial independence and home ownership through education, support and shared ownership pathways.
As part of this kaupapa, Ka Uruora delivers Te Uru Ahupūtea - a free financial education programme designed to help whānau prepare for long-term housing success.
How to get access to these homes
Priority access is available to registered uri of Tamatea Pōkai Whenua who have completed the Te Uru Ahupūtea education programme through Ka Uruora and are working towards home ownership.
